What the plan says, and what still has to be checked on site.

▸Read off the builder’s plansource and precision
  • Source: Kipp Flores Architects plan 4521 LF for Meritage Homes, sheet 1 of 13 (floor plan) and sheet 5 (electrical), dated 23 June 2004. The room is the Family Room on the plan too; the plan’s Living Room is the smaller front room.
  • Calibration: the scan is a reduction, not 1/4″ scale. It was calibrated on the 66′-0″ overall width and the dimension strings checked against it. Read-off precision is about ±3″: fine for furniture, not for millwork.
  • The room: 23′-1″ from the tile line to the east wall, 17′-0″ from the window wall to the column line, 19′-7″ ceiling over the whole room. Rear wall is 2×6 balloon-framed to the full height.
  • Openings: three mulled window pairs on the rear wall (five feet of glass each, in six-foot bays); a double French door in the breakfast nook; a 4′11″ arch to the hall on the east wall; three 12″ columns with arched openings to the kitchen and stairs on the south; the west side open to the breakfast nook down to the service bar.
  • Electrical: block and wire for a ceiling fan at roughly 10′5″ from the tile line and 8′7″ from the window wall; a floor plug at about 7′ × 11′; recessed bullet lights at the fireplace corner.
▸To confirm on siteas-built differences
  • Is there a fireplace? The plan has a 36″ metal firebox on a 45° wall in the north-east corner with a 24″ tile hearth. None of the photos shows it.
  • Was the built-in built? Optional on the plan, 2′ deep on the east wall below the fireplace.
  • The patio doors in the sofa-end photo are black steel, not the plan’s wood French doors. Confirm the opening size is unchanged.
  • The bar cabinet stands where the plan shows optional cabinets on the breakfast nook’s west wall. Its width and depth matter for the sightline from the sofa.
  • Floor: the plan says carpet; it is white oak.
  • Measure the furniture: sectional run and chaise, the two swivels, both tables, the console, the rug. Then the dashed outlines in Fit become solid.
